Prepare Your Rental Property for Perth’s Winter

The brisk mornings and chilly evenings have started descending over Perth – winter is on its way! May is the perfect month to beat the harsh winter rain and wind with preventative maintenance to your rental property.

The brisk mornings and chilly evenings have started descending over Perth – winter is on its way! May is the perfect month to beat the harsh winter rain and wind with preventative maintenance to your rental property. This can help reduce unexpected and unwanted costs, while keeping your tenants happy.

To help reduce your costs this winter, we recommend you take a few preventative measures:

1. Clean your gutters

Old leaves can cause blockages in your downpipes and gutters, which can cause significant damage with just even light rainfall. Overflowing gutters can build up and create an overflow of water into your property, causing water damage.

2. Prune trees

Large branches may pose a risk in high winds. Similarly, branches that encroach on the roof, damaging tiles or filling gutters can create unnecessary damage to your property.

3. Batten down the hatches

Ensure the roof is in good condition – a roof service every five years can help prevent damage. It is also a good idea to check that anything outside is secure. Check the washing line, garden shed and letterbox are firmly secured.

4. Keep your tenants warm

Show your tenant that you care about their well-being this winter, book a service for your heating system to ensure it’s working perfectly. This can also prevent unexpected bills and emergency call outs if something stops working.

5. Service smoke alarms

According to the Department of Fire and Emergency Services, more than 1,000 fires occur in the home each year. Last year, four people tragically died and 28 were injured in Western Australian winter house fires. Should a fire occur in your rental, recently serviced smoke detectors can help reduce damage and save a life.

6. Check your Insurance

Winter is always a great time to check your insurance. Ensure your building insurance covers items such as fences and roof leaks. It’s also important to ensure that your landlord insurance is adequate, covering you if your property becomes uninhabitable due to storm damage.
