Applying to rent a Blackburne Property is simple, just follow the 4 steps below:

Identification

Primary Identification

  • Birth Certificate – 70 points
  • Current Passport – 70 points
  • Australian Drivers Licence – 40 points

Secondary Identification

  • Student Photo ID Card – 40 points (issued by an Australian Tertiary Education Institution)
  • Pension Concession Card or Health Care Card – 40 points
  • Other Card eg. Bank Card – 25 points
  • Medicare or Private Health Care Card – 25 points

  • Proof of income: 3 recent payslips are required to confirm your income amount on your Application. If you are receiving income from Centrelink, please provide an updated income statement and bank statement. If you are self-employed, please provide a tax return, bank statement or the details of your accountant.
  • Rental History: Please provide details of your past rental history, which includes your Property Managers or private landlord’s phone contact and email. If you have a copy of your current rental ledger or routine inspection, please attach this to your application.
  • Home Owners: If you own your own home, and have not previously rented, please provide either a rates notice, water account or proof of ownership, such as a Certificate of Title.
  • Overseas/Non Residents: Please provide written references from both your previous employer and previous Property Manager or landlord.
  • Applicants with no references: Please include a cover letter explaining your current living circumstances and the reason for having no references.

There’s a lot to understand about moving into your new home, so we’ve gathered a list of the most commonly asked questions.

When is rent due?

When your application is accepted you will have paid two (2) weeks rent in advance along with your tenancy bond. To maintain two (2) weeks in advance you will need to begin your rent payments from the lease start date, otherwise you will be making rent payments weekly in advance.

If the rent is not paid on or before the due date then you will receive an SMS notification and email reminder, if the rent is still not paid then a breach notice will be issued.

If at the end of the breach notice period, fourteen (14) days after issue, you are still in arears, the owner can choose to terminate the tenancy with seven (7) days notice.

It is important to note, any breaches or terminations issued during your tenancy are disclosed to future rental reference requests.

Who pays for utilities?

If you are in an apartment often some utilities are paid by the Body Corporate and invoiced to the Property Manager periodically, as these are sent through you will be invoiced from Blackburne Property Group to make payment within ten (10) days, the method of payment is the same as you would pay rent.

You will receive a copy of the original bill. Please ensure you do not pay to any other account, other than the BPAY details – as per your rent paid to account. The owner pays the original account and you are reimbursing them for the cost of the utilities only.

It is important to acknowledge the owners building/landlords insurance does not cover damage to your belongings, even in the case of an insured event i.e. Flood, fire. It is recommended you arrange contents insurance. Please remember to disconnect your utilities and update your mailing address when you move.

When will I move in?

Your property manager will arrange a move in date with you. booking in a detailed lease sign up and the collection of keys. If you are renting an apartment, you will need to organize specific dates and times that your removalist will be there, so lift curtains can be installed.

Do I need insurance?

Tenants are responsible for their own content’s insurance. Landlord insurance will not cover the tenant’s contents.

It is important to arrange landlord insurance in the unlikely case there is a flood or fire in the property and furniture and belongings have been damaged, also in case of a break in and personal belongings have been stolen.

When do I need to complete the property condition report?

The ingoing property condition report will be provided to you via Reports Online when you first move in, either at key collection or within seven (7) days.

The purpose of the report is to explain the condition of the property at commencement of your lease. You will be provided with a link to view this report.

It is important you complete, sign this report within seven (7) days of receiving it.

If the ingoing property condition report is not returned within seven (7) days of receipt, then it is assumed you agree with the report provided to you and the link expires.

This report will be used to complete your final bond inspection at the end of your tenancy.
