At Blackburne Property Management, we regularly speak with our landlords about how their properties are performing, rental market conditions and day-to-day management matters.
However, every so often it’s important to step back and ask a broader question — how are we actually performing as a property management team?
Earlier this year we conducted a client satisfaction survey across our landlord database to better understand what we’re doing well and where we can continue to improve.
The response was strong, with 96 landlords completing the survey, many of whom have been working with Blackburne for several years. Their feedback provided some useful insights into what landlords value most from a Perth property manager.
Overall Satisfaction with Blackburne Property Management
One of the most encouraging outcomes from the survey was the overall satisfaction level.
More than 90% of respondents indicated they are satisfied or very satisfied with Blackburne Property Management.
Importantly, this feedback came largely from experienced clients. More than half of the respondents have been working with Blackburne for three years or longer, meaning their responses reflect long-term experience with our service rather than just the initial onboarding period.
Property management is ultimately about trust. Landlords rely on their property manager to look after what is often a significant investment, and it was reassuring to see that most clients feel confident in the way their property is being managed.
Do Landlords Feel Their Property Is Being Managed Proactively?
A key part of the survey asked landlords whether they felt their investment property was being managed proactively.
More than 80% of respondents said they feel confident or very confident that their property is being managed proactively.
For landlords, proactive management can mean a number of things — regular inspections, clear communication, timely maintenance coordination and guidance on rental market conditions.
These are all areas our property managers focus on every day when working with landlords across Perth.
Would Our Clients Recommend Blackburne?
Another question asked landlords how likely they would be to recommend Blackburne Property Management to another property owner.
The results were very positive, with an average recommendation score of 4.31 out of 5.
For a service-based business-like property management, referrals remain one of the most important indicators of client satisfaction. Many of our new landlords come to us through recommendations from existing clients, so it’s encouraging to see that many would feel comfortable referring Blackburne to other property investors.
What Landlords Value Most in a Property Manager
One of the most useful parts of the survey was asking landlords what aspects of our service they value most.
The top responses were:
Communication
Clear, consistent communication was the most commonly selected response. Landlords want to know what’s happening with their property and appreciate updates that are timely and straightforward.
Maintenance coordination
Managing maintenance can be time-consuming for landlords. Many respondents said they value having repairs organised quickly and efficiently through their property manager.
Leasing outcomes
Securing the right tenant and achieving strong leasing results continues to be a key priority for investment property owners.
Property manager expertise
Experience matters in property management. Landlords value working with property managers who understand tenancy legislation, rental markets and practical solutions to day-to-day issues.
Reporting and transparency
Inspection reports and financial statements help landlords stay informed about the condition and performance of their investment property.

Many respondents also took the time to provide written feedback about their experience working with Blackburne Property Management.
Several themes appeared consistently in the comments.

Landlords frequently mentioned the responsiveness of their property manager and the clarity of updates they receive.

Many clients noted that maintenance issues are dealt with quickly and with minimal involvement required from the owner.

A number of comments recognised the professionalism and expertise of the Blackburne team.

Several respondents mentioned that having their property professionally managed allows them to focus on other priorities, knowing their investment is being looked after.
Where We Can Improve
While the feedback was overwhelmingly positive, the survey also provided useful suggestions about how we can improve our service.
Some landlords noted that they would like:
- even faster responses in certain situations
- more proactive updates about rental market conditions
- clearer explanations within financial statements
- improved visibility around maintenance progress
Feedback like this is valuable and helps guide ongoing improvements across our property management processes.
Recognising Our Property Management Team
One of the highlights of the survey was the number of landlords who took the time to recognise members of our team.
More than 60% of respondents nominated a Blackburne team member for exceptional service.
