We spoke with Tiana about her journey, the highlights of her career, and her advice for tenants and future property managers.

From a receptionist role straight out of high school to leading a team that manages more than 1,100 properties, Tiana Bignell has built a career centred on people and teamwork.

That approach saw Blackburne Property Management recognised nationally as Residential Property Management Team of the Year at the 2025 National Awards for Excellence.

We spoke with Tiana about her journey, the highlights of her career, and her advice for tenants and future property managers.

How did you get started in real estate?

When I left high school, I wasn’t sure what path I wanted to take. At the time I thought I might become a hairdresser or a beautician, but an opportunity arose for me to work as a receptionist at a neighbour’s agency, and that’s how my career in real estate began.

Over the first six years, I progressed from reception to property management assistant and eventually managed my own portfolio.

For the past three years I’ve been leading Blackburne’s Property Management department where I’ve built and nurtured a high-performing, collaborative team. My role centres on delivering exceptional service to our clients while cultivating a culture of support, engagement and long-term retention.

How is your team made up?

We’ve got six property managers and six support staff who handle admin, leasing and inspections. That structure means our PMs can really focus on servicing clients. We also have a dedicated business development manager focused on portfolio growth.

Altogether, we look after more than 1,100 properties across Perth. It’s a big operation, but it runs smoothly because of the systems, processes and dedicated people behind it.

How would your team describe you in three words?

Your team was recognised as Residential Property Management Team of the Year – how did that feel?

It was incredible and definitely a career highlight. I took the team to Adelaide and we honestly didn’t expect to win, we just wanted to enjoy the experience. When our name was called we were overwhelmed with emotion.

What made it even more special was that the industry recognised us for our growth and supportive culture. That meant a lot because it reflected the team’s hard work and dedication. To be up against the big national brands and win was amazing – we came back to the office on such a high, and it really lifted everyone’s confidence in what we’re building here.

What do you enjoy most about a career in real estate?

For me, it’s all about the people. Being part of someone’s property journey, helping owners and tenants navigate what can be a stressful process, is incredibly rewarding.

There’s nothing better than hearing from a client later that you made their experience easier or more positive. Moments like that remind me why I love this job and the real impact we can have on people’s lives.

In my role as Team Lead, seeing my team grow, succeed and deliver exceptional experiences for clients is equally satisfying – our collaborative culture and focus on people are what set us apart.

What advice would you give tenants to ensure a smooth tenancy?

Treat your property like your own home, and we’ll be here to support you every step of the way. As solution-focused agents, we’re committed to helping you navigate any challenges that arise.

Open communication is key, letting us know if circumstances change, reporting maintenance promptly, and reaching out when needed makes it easier to work through issues. Staying on top of rent, keeping records of agreements and treating your home with care all contribute to a smooth, stress-free tenancy where everyone benefits.

What is your advice for someone thinking about a career in property management?

Start with your registration course and look for work experience with a local agency. Even starting in reception or admin is valuable because you can grow with the business.

Stick with it and give yourself time to learn. Property management can be challenging, but it’s also versatile and incredibly rewarding. And the people you work with make all the difference.

How do you like to spend your time outside of work?

I spend most of my free time with family and friends. I’ve also recently bought a house and I’m renovating, which keeps me busy on the weekend. But switching off and unwinding is important, and that’s something I encourage my team to do as well.
