A day in the life of a Perth Property Manager with Indya Golding

Being a property manager in Perth isn’t just about collecting rent—it’s a fast-paced, problem-solving role that keeps me on my toes. No two days are the same, but they all start the same way: with coffee and emails.

Morning: Tackling the Inbox & Prioritising Tasks

By 8 AM, I’m at my desk, coffee in hand, and starting with emails from tenants, landlords, and contractors—some urgent, some routine. To stay organised, I sort everything into categories:

  • Maintenance Requests (because air conditioners always seem to break in summer!)
  • Lease Renewals
  • New Tenancy Applications
  • Final Bond Inspections
  • General Queries

This helps me zero in on the urgent stuff first, whether it’s arranging an emergency repair or following up with a landlord on a lease renewal.

Dealing with Maintenance Issues

Maintenance is a big part of my job. Some days it’s simple fixes like a leaky tap, other days it’s urgent—like a burst pipe or an electrical issue that needs immediate attention. I coordinate with trades, update landlords, and make sure tenants know when to expect repairs.

Mid-Morning: Tenant Communication & Processing Applications

Once the maintenance fires are under control, I shift my focus to tenants. This could mean:

✔️ Negotiating lease extensions
✔️ Following up on overdue rent
✔️ Checking new rental applications

If a new application has come in overnight, I review it, run checks, and present it to the landlord if it looks like a good fit. If approved, I get in touch with the tenant to sort out the next steps.

Midday: Calendar Check & Prepping for the Week

After lunch, I do another quick email sweep (usually dealing with replies from the morning). Then, I check my calendar for the week ahead—what inspections, lease signings or key handovers do I need to prepare for?

If I’ve got upcoming property visits, I print reports, prep keys, and send out reminders so everyone’s on the same page.

Afternoon: Property Inspections & Reports

Afternoons are usually quieter, so it’s the perfect time for final inspections. These can take anywhere from one to two hours, depending on the property. While I’m there, I:

  • Check the property’s condition
  • Take photos and document any issues
  • Make notes on any necessary maintenance

Once back at the office, I finalise the report, comparing the ingoing photos and send it to the tenant for their review and to action any discrepancies.

End of Day: Final Wrap-Up

Before I head out, I clear my inbox (again!), update my to-do list for tomorrow, and check in on any outstanding maintenance requests. Ending the day with everything in order means I can start fresh in the morning—ready to do it all over again!
