Morning: Tackling the Inbox & Prioritising Tasks
By 8 AM, I’m at my desk, coffee in hand, and starting with emails from tenants, landlords, and contractors—some urgent, some routine. To stay organised, I sort everything into categories:
- Maintenance Requests (because air conditioners always seem to break in summer!)
- Lease Renewals
- New Tenancy Applications
- Final Bond Inspections

This helps me zero in on the urgent stuff first, whether it’s arranging an emergency repair or following up with a landlord on a lease renewal.
Dealing with Maintenance Issues
Maintenance is a big part of my job. Some days it’s simple fixes like a leaky tap, other days it’s urgent—like a burst pipe or an electrical issue that needs immediate attention. I coordinate with trades, update landlords, and make sure tenants know when to expect repairs.
Mid-Morning: Tenant Communication & Processing Applications
Once the maintenance fires are under control, I shift my focus to tenants. This could mean:

Afternoon: Property Inspections & Reports
Afternoons are usually quieter, so it’s the perfect time for final inspections. These can take anywhere from one to two hours, depending on the property. While I’m there, I:
- Check the property’s condition
- Take photos and document any issues
- Make notes on any necessary maintenance
Once back at the office, I finalise the report, comparing the ingoing photos and send it to the tenant for their review and to action any discrepancies.
End of Day: Final Wrap-Up
Before I head out, I clear my inbox (again!), update my to-do list for tomorrow, and check in on any outstanding maintenance requests. Ending the day with everything in order means I can start fresh in the morning—ready to do it all over again!
